Elite Gate Motor Replacement: The San Jose Owner’s Guide

We stock and install Elite-compatible gate motors throughout San Jose, and most residential swing-gate or slide-gate motor replacements run $850 – $1,600 installed depending on the model and power requirements. If you call before noon, we can usually have a technician out the same day to confirm the failure and get the replacement ordered or installed. Owners typically discover the motor has failed when the gate hums but won’t move, trips the breaker repeatedly, or moves at half speed with a burnt smell coming from the housing.

The Elite operator, or the motorized head unit that drives the gate leaf, isn’t a part most people think about until it stops working. Then it’s the only thing they think about because the gate either won’t open, won’t fully close, or opens partway and reverses. That failure usually traces back to a capacitor, the internal gear assembly, or a burned winding in the motor itself, and swapping the whole motor is often the more honest fix than chasing internal parts that were never designed to be field-replaceable.

Which Elite Models This Applies To

Elite has made a few distinct operator lines over the years, and the motor that fits one won’t always fit another. The most common residential units we swap in San Jose are from the SL-3000 and SL-5000 slide-gate lines, the CSW-200 swing-gate line, and older Mirage and Legacy swing operators. The motor itself isn’t a universal drop-in part across these families, so before we order anything we verify the model number on the control board housing and measure the bolt pattern and shaft on the existing motor.

One compatibility gotcha we see regularly: an Elite SL-3000 uses a 1/2 HP motor with a specific gear reduction ratio, while the SL-5000 steps up to 1 HP and a different mounting flange. Try to fit the smaller motor on a heavier gate and you’ll get a motor that overheats and dies within months, not years. If it’s an older Elite unit that’s been discontinued, we can usually source an OEM replacement through our suppliers or match a quality aftermarket equivalent that’s spec’d to the same voltage, horsepower, and duty cycle. We’re an independent San Jose gate repair company, not affiliated with Elite, so we can be straight with you about when the OEM part is worth it and when an aftermarket motor with the same duty rating is the smarter spend.

Signs Your Elite Gate Motor Replacement Is Failing

  • The motor hums but the gate doesn’t move. That hum is usually the start capacitor failing or the internal gears binding. If we catch it at the capacitor stage you might not need a full motor, but if the gears are stripped, the motor is done.
  • The gate moves in slow motion, even after lubrication. This usually means a winding in the motor has shorted and you’re running on partial power. It’ll keep degrading until the motor refuses to start at all.
  • The breaker trips whenever the gate cycles. An internal short or a seized rotor draws way more amperage than the circuit can handle. Don’t keep resetting the breaker, it just masks the problem and stresses the control board.
  • A burnt smell comes from the operator housing. That’s insulation inside the motor burning off, and it won’t heal. The motor needs to come out before it takes out the control board with it.
  • The gate opens but reverses before fully closing, or stops halfway. While limit switches and safety edges cause some of this, a motor that’s lost torque will trigger the obstacle-detection logic and reverse. If the issue persists after sensor checks, it’s the motor’s power curve collapsing.

Replacement Cost & What’s Included

Here’s the honest range we quote in San Jose, written the way we’d give it over the phone:

  • Elite swing-gate motor replacement (CSW-200 or similar): $850 – $1,300 parts and labor
  • Elite slide-gate motor replacement (SL-3000): $950 – $1,450 parts and labor
  • Elite heavy-duty slide-gate motor (SL-5000 or equivalent): $1,300 – $1,900 parts and labor
  • Diagnostic visit (applied toward repair): $89

What moves the price: whether your existing motor is still in production, whether the gear assembly and limit-switch harness carry over or need replacing, and whether your gate’s weight and cycle count justify stepping up a horsepower rating. Every quote includes the labor to remove the old motor, install and align the replacement, set limits, and test full open-and-close cycles. You get the written price before we start, and the labor carries our 365-Day Done Right Promise, so if the motor fails under warranty we come back and make it right at no charge. That’s the Kingswell Guarantee, stamped on your invoice.

DIY or Call Us?

You can safely check a few things yourself before calling: confirm the breaker isn’t tripped, verify the gate rolls or swings freely by hand with the operator disengaged, and look for obvious debris or corrosion on the control board. Those checks help us diagnose faster when we arrive, and they cost you nothing.

What you shouldn’t do is open the operator housing and start probing. The motor connects to line voltage, and the capacitor inside holds a charge even after power is cut, enough to knock you on your back if you touch the wrong terminal. Beyond the shock risk, the gear reduction that Elite builds into these motors has to be aligned to the drive shaft within a tight tolerance because a motor installed slightly off-axis will chew through the output gear in weeks. That’s the kind of failure that looks like a bad part but is really a bad install. If you’re done checking the easy stuff, call (669) 800-5686 and we’ll take it from there.
