Gate Repair Before & After in San Jose, CA

A gate that drags across the driveway or groans every time it opens tells you a story before you ever call us. The photos we show here won’t be in yet, but when they arrive they’ll tell the same story our customers see on their own property: bent hardware out, straight tracks in, a gate that finally moves the way it did when it was new. Seeing the work speaks louder than any claim we could make about it.

Swing Gate Actuator Swap in Willow Glen

BeforeBeforeAfterAfter
Swing gate actuator replacement, Willow Glen

The actuator, the motorized arm that physically pushes the gate open, had been dead for three weeks. The homeowner had been opening the gate by hand, and the gate’s weight was starting to bend the hinge posts. We pulled the old LiftMaster actuator, installed a new one sized for the gate’s actual load, and re-aligned the mounting plate so nothing binds. That gate opens with one tap on the remote now instead of a shoulder against the pickets.

Sliding Gate Off Its Track Near Berryessa

BeforeBeforeAfterAfter
Sliding gate track repair, Berryessa

This one had jumped the rear guide wheel and was dragging its steel frame across the concrete. Aluminum shavings piled up under the gate, and the track had a groove worn into it. We replaced the guide wheels, straightened the track, and reset the gate so the weight sits evenly on the main rollers. The difference in noise is the first thing you notice, a quiet glide instead of a scrape you could hear from the front porch.

Ghost Controls Operator Install in Almaden Valley

BeforeBeforeAfterAfter
Ghost Controls operator installation, Almaden Valley

A manual gate that had been that way since the house was built in the 1990s. The owners wanted automation but didn’t want to trench power across a landscaped yard. We installed a solar-ready Ghost Controls operator with a battery backup, mounted the photocells for safety, and programmed two remotes plus the keypad. Their gate went from a Sunday chore to a button press, and nobody had to dig up the agapanthus.

Bent Chain-Drive Sprocket on a Commercial Gate in North San Jose

Repairing a cracked metal gate post with epoxy filler
Commercial chain-drive repair, North San Jose

A warehouse gate that saw maybe sixty open-close cycles a day. The chain had stretched and chewed the teeth on the drive sprocket down to nubs. When a chain slips a sprocket on a gate this heavy, the whole gate can freewheel back down its track. We replaced the sprocket, the chain, and the tensioner, then set the limit switches so the gate never rams the post again. It runs smoother than it did five years ago.

FAAC Hydraulic Operator Rebuild in Evergreen

Technician using an angle grinder to perform metal gate repair services.
FAAC hydraulic operator rebuild, Evergreen

An FAAC hydraulic operator that had leaked fluid onto the driveway and lost most of its holding power. The gate would start open, stop halfway, and drift back. Hydraulic fluid on concrete also leaves a stain that never really comes out. We resealed the cylinder, flushed and refilled the system, and bled the air out of the lines. The gate now holds its position at full open and full closed, and the driveway stays dry.

Gate Post Replacement in Cambrian Park

Technician using a power drill to install a metal gate lock
Gate post replacement, Cambrian Park

The post holding the hinge side of a wooden gate had rotted through at ground level, and the gate listed so far that the latch couldn’t reach. In Cambrian Park’s clay soil, water sitting against a post will kill it in a decade. We cut the post off below the rot line, set a new pressure-treated post in poured concrete, and re-hung the gate so it closes square against the strike plate. The gate latches true, and the post will outlast the fence.

Every gate we fix starts with the same two things: a clear look at what failed, and a written price before we touch a single bolt. Call Portcullis Gate Repair at (669) 800-5686 and a live person answers, day or night. When the repair is done, your invoice carries the 365-Day Done Right Promise in writing. If it fails inside that year, we come back on our own time, not yours.
