If your BFT gate has a cracked hinge bracket, a sheared mounting plate, or a bent actuator arm, we stock and install BFT-compatible welded steel replacements in San Jose for $220 – $680 installed, depending on the part and how much fabrication the job needs. Most San Jose owners discover the failure when the gate starts dragging, bangs against a stop, or trips the operator’s overload sensor because a bracket flexed out of alignment. We can usually have a technician on site same day for emergency cases, with the part matched to your exact BFT model before the truck rolls.
Welding and fabrication covers the structural metalwork that holds your BFT operator and gate together: hinge mounts, operator brackets, the actuator arm (the motorized arm that physically pushes the gate open), and any custom steel reinforcement. When one of these pieces fails, the operator keeps working but the gate doesn’t move right, and continuing to run it usually damages the operator electronics. That’s the expensive part, so we’d rather replace a $90 bracket than a $900 control board.
Key takeaways:
- Most San Jose BFT welding & fabrication repairs run $220 – $680 installed
- We match the part to your specific BFT series before we arrive
- Written price before any work starts, guaranteed for 365 days
- Live person answers the phone at (669) 800-5686, 24 hours a day
Which BFT Models This Applies To
BFT has produced dozens of operator lines over the years, and the welded steel parts aren’t all interchangeable. The Deimos, Phobos, and Ares swing-gate operators share a common mounting footprint, but the actuator arm lengths differ: a Deimos arm for a 12-foot gate is not the same length as an Ares arm for an 18-footer. The Rigel and Sirio sliding operators use a completely different rack-and-pinion mounting plate that has to sit square to the track or the gate chatters every time it moves.
The fastest way to identify the right part is the stamped label on the operator body: look for the model prefix (DEIMOS, PHOBOS, ARES, RIGEL, SIRIO) and the serial number. If the label is faded or painted over, we take three measurements on site: bolt-hole spacing on the mounting plate, actuator arm center-to-center length, and the thickness of the original steel. That last one matters more than most owners expect. Some early-2000s BFT brackets were 4mm steel, and aftermarket replacements online are often 3mm, which flexes under a heavy solid-iron gate. We source 5mm plate for most of our fabricated brackets, and we weld in San Jose, with a local fabricator who has done custom BFT work for us since we started here.
On the OEM-versus-aftermarket question: BFT’s factory brackets are good, but their lead times can run three to four weeks from an authorized distributor, and the pricing is higher than a properly fabricated local equivalent. A quality aftermarket bracket, cut and welded to match the original bolt pattern, works fine when it’s made from the right steel. Where we insist on OEM is the actuator arm internals: the threaded rod and limit switch collars are machined to BFT specs, and a loose aftermarket collar drifts within months. Our general rule with customers: structural steel, we fabricate. Moving precision parts, we order BFT.
One compatibility gotcha worth knowing: BFT changed the Deimos mounting plate bolt pattern in 2015. A bracket listed as “Deimos compatible” online may or may not fit your unit depending on manufacture year. We’ve seen San Jose customers order plates from offshore sellers, drill new holes to force a fit, and crack the operator housing in the process. Check the serial number with us before you spend money. We’re an independent service provider, not affiliated with BFT, so our only interest is putting the right part on your gate.

Signs Your BFT Welding & Fabrication Is Failing
- The gate scrapes or drags on the ground near the hinge side. This is almost always a sagging hinge weld or an elongated bolt hole letting the gate lean. The operator is pushing harder than it should, and the strain shows up as overheating error codes on the board. We see this constantly on heavy ornamental iron gates in San Jose’s older neighborhoods like Naglee Park and Rose Garden.
- You hear a popping or snapping noise at the start or end of travel. A cracked bracket flexes open under load and springs back when the motor releases. It’s loud enough to hear from inside the house. Each pop widens the crack, and eventually the bracket shears completely.
- The gate jerks forward instead of moving smoothly. This usually means the actuator arm bushing holes have worn oval, creating slop before the arm engages. On BFT operators, that slop confuses the encoder, and the gate starts stopping at unpredictable positions.
- The operator body moves in its housing when the gate starts. The mounting plate bolts are either loose or the plate itself is cracked behind the bolt heads. If you can rock the operator by hand, stop running the gate. The internal gears are taking a beating.
- Visible rust bloom on any welded joint or bracket. Bay Area coastal air is hard on bare steel, especially on properties near Santa Cruz-facing slopes where morning fog lingers. Surface rust is cosmetic. Bubbling or flaking around a weld means the joint is compromised and will fail under a load eventually, usually at the worst possible time.

AfterReplacement Cost & What’s Included
For most BFT welding and fabrication work in San Jose, you’re looking at $220 – $680 installed. The width of that range reflects what’s actually broken. Here’s a straight breakdown:
- Hinge bracket or operator mounting plate (standard size): $220 – $320 installed. Includes new 5mm steel plate, hardware, and on-site touch-up paint to match the gate.
- Custom bracket or reinforcement plate: $340 – $480 installed. We template the piece on site, our fabricator cuts and welds it, and we install with the written guarantee.
- Actuator arm replacement with new bushing set: $310 – $460 installed. Arm is matched to your BFT model, new bushings pressed in, and limit switches recalibrated as part of the install.
- Full structural repair (multiple brackets, hinge rebuild, track alignment): $480 – $680 installed. This is the one where we’re cleaning up after years of deferred repair.
Every one of those numbers includes parts, labor, disposal of the old part, and test cycles on the gate. You get the price in writing before a single bolt gets turned. If the welded part fails within 365 days, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, stamped on your invoice. No exceptions, no prorating.
DIY or Call Us?
There are two safe things to check yourself: inspect the visible brackets and hinge mounts for cracks, and put a hand on the operator body to see if it rocks. If you see a crack or feel movement, turn the gate off at the breaker and call us. What you should not do is attempt a weld repair on a loaded gate bracket or run a grinder near an energized operator. Welding on a gate that’s still carrying weight can snap a compromised weld and drop a heavy gate leaf, and grinding sparks around exposed control wiring are a fire risk. This is one of the few gate repairs where we tell homeowners flat out: don’t attempt it.
Dean Prescott has seen too many San Jose driveways wear the scars of a DIY bracket weld that held for three weeks and then let go while a car was passing through. The repair picture is usually worse by then, because the gate has twisted the remaining hardware. Call (669) 800-5686. We’ll give you the number before we touch a single bolt; that’s just how it should work.
FAQs
A properly fabricated bracket or plate on a BFT gate in San Jose should last 10 to 15 years before rust or fatigue becomes a concern. Gates within a few miles of the bay or on fog-funnel hillsides age faster and may need bracket replacement at the 8-year mark. We’ve pulled 20-year-old Deimos brackets off gates in Willow Glen that still had life in them because they were painted regularly.
Sometimes, yes, if the crack is in clean, thick steel and the surrounding metal hasn’t oil-canned. But most BFT bracket failures we see involve the bolt holes, not the weld bead, and re-welding a stretched hole is a patch, not a repair. We’ll tell you honestly which one you have. Our goal is a part that lasts another decade, not one that survives until next year. Call us for a straight assessment.
Most single-bracket replacements happen in one visit and take 60 to 90 minutes. If we need to template a custom piece for fabrication, expect 48 to 72 hours from first visit to installed part. Actuator arm swaps run about the same single-visit timeframe. We’ll tell you which category your job falls into when we give you the written quote.
Our San Jose trucks carry common BFT mounting plates, hinge brackets, bushing sets, and hardware, along with welder-ready steel stock for bracket fabrication. Custom pieces still get cut and welded by our fabricator, but the truck stock means most emergency deployments leave your gate operable the same day. We also keep parts for LiftMaster, Mighty Mule, and Ghost Controls on the trucks for multi-operator properties.
