We stock and install LiftMaster-compatible welded and fabricated gate components across San Jose, and most welding and fabrication repairs run between $275 and $850 installed, depending on what’s failed and how much steel work is involved. We carry the common brackets, hinge plates, and track sections on the truck, so a good share of these jobs are completed the same day we arrive. Most owners find out their LiftMaster gate needs welding when the gate starts dragging, binding, or the operator strains against a support that’s no longer holding true.
Portcullis Gate Repair San Jose is an independent service provider, not affiliated with LiftMaster. What that means for you is that we look at the whole assembly: the operator, the steel it’s mounted to, and the welds connecting them. A broken bracket is rarely just a bracket. Something else lost alignment first, and that’s what we solve.
Which LiftMaster Models This Applies To
LiftMaster’s residential swing and slide operators (the LA400, LA412, SL300, SL585, and the older SL1000 series) all bolt to fabricated steel brackets and posts that take the real beating. The operator itself is often fine. The steel it’s mounted to is what fatigues. Commercial applications with LiftMaster CSL24 and RSW12 operators see even more stress because the gates are heavier and the cycles add up faster.
Here’s the compatibility gotcha we see regularly in San Jose: the mounting pattern for an LA412 post bracket is not the same as the LA400 that was installed before it. The bolt spacing changed slightly between generations. If you buy a used bracket off a marketplace listing or order the first Google result without checking the exact model number stamped on the side of your operator, you’ll get a plate that almost fits. Almost is not close enough on a 400 pound gate. Read the model label, take a photo of the bracket before you remove anything, and bring us the measurement from center of bolt hole to center of bolt hole. That’s the difference between a clean fix and a second trip.
For LiftMaster specifically, we recommend OEM brackets and mount plates in most cases. The steel spec and hole placement are engineered to match the operator’s torque output. There are quality aftermarket options for non-structural pieces like cover supports, but anything load-bearing should be OEM or fabricated to match OEM dimensions exactly.

Signs Your LiftMaster Welding & Fabrication Is Failing
- The gate sags at the hinge end. The hinge weld or the post plate has cracked. The gate now rests its weight on the opener instead of the hinges, and the operator is pulling double duty every single cycle. That’s how a $400 bracket repair becomes an $1,800 operator replacement.
- You hear a creak or groan that’s new, specifically at start and stop. Metal on metal that used to be welded solid now moves a fraction of an inch. That movement is the sound of a fatigue crack widening.
- The operator hums but the gate hesitates or stalls. The drive mechanism is fine. The gate is binding against a track section or mounting plate that’s drifted out of square and is eating the motor’s torque budget.
- Visible rust bleed at the base of posts or along welds. In San Jose, the wet winter season accelerates this. A weld that’s been wet and dry cycling for five or six years develops micro-cracks under the surface that you can’t see until the failure is sudden.
- The gate no longer closes fully, or leaves a gap at the latch. A fabricated latch plate or keeper has shifted. The gate thinks it’s closed, but it isn’t. More importantly, the safety edges and limit switches calibrated to the old geometry no longer read correctly.

AfterReplacement Cost & What’s Included
Most LiftMaster welding and fabrication work in San Jose lands in the $275 to $850 range installed. Here’s what drives the spread:
| Work Scope | Typical Range |
|---|---|
| Single bracket or hinge plate fabrication and install | $275 – $450 |
| Track section repair or straightening with re-weld | $325 – $575 |
| Post replacement with new fabricated mount plate | $450 – $850 |
| Full gate re-hang with new hinge assembly and welded plates | $600 – $1,200 |
Every quote includes the steel, the welding consumables, the labor, and the cleanup. We give you the price in writing before any work starts, and that price does not change unless we find something genuinely hidden and stop to call you first. The work carries our written 365-Day Done Right Promise: if a weld or a fabricated part we installed fails inside a year, we come back and fix it at no charge.
DIY or Call Us?
You can safely check a few things on your own: look for visible cracks in welds, push on the gate to feel for play at the hinges, and mark a suspect weld with chalk to see if the line separates after a few cycles. That’s good information to bring to the phone call.
What you should not do is lay a bead on a load-bearing gate hinge or post plate with a 120-volt flux-core welder from the hardware store. A swing gate under tension stores enough energy to seriously injure someone if a weld fails mid-cycle. We’ve also seen botched DIY welds warp the steel and make a straightforward repair cost twice as much. If the part that failed is structural, call us at (669) 800-5686. Dean Prescott will give you the number before he touches a single bolt, that’s just how it should work.
FAQs
A properly welded OEM bracket or mount plate should last 10 to 15 years in our climate, with the caveat that coastal-adjacent and heavily irrigated properties rust steel noticeably faster. The factory welds on the gate itself often fail before the brackets do, because the gate carries more flex under force.
Sometimes yes, sometimes no. A clean crack in a flat plate can be ground out and re-welded with proper penetration. A bracket that’s twisted from a long-term misalignment is usually beyond saving; the steel has been work-hardened into a new shape and won’t hold true again. We’ll make that call honestly and show you why.
Most single bracket or plate jobs are done in two to three hours, and we can often do the work same-day when we’re already dispatched nearby. Larger jobs like a post replacement or full re-hang take the better part of a day. We’ll tell you the reality before we schedule.
We stock the common LiftMaster mount plates, hinge brackets, and track sections for the LA400, LA412, SL300, and SL585 series. We also carry parts for Mighty Mule, Ghost Controls, and DoorKing operators. If the specific fabricated piece we need isn’t on the truck, we’ll have it same week in most San Jose cases. Call (669) 800-5686 for an exact answer on your model.
